Real estate credit: how to get a loan in a tight timing

The countdown is engaged. Once signed the sales compromise, the borrower must complete his financing in the time procuresed, generally around three months, before the signing of the deed of sale at the notary. Then begins a race against the clock in which all the parties involved are mobilized, from the customer to the broker via the bank and the notary.

The CAFPI broker estimates that the average credit offer by the bank in January 2022, that is to say between the moment when the broker launches a handle with a handle, of establishments and that where the bank selected by the customer gives its agreement. Provided of course that all supporting documents – salary bulletins, account statements, tax notice – have been transmitted. “A certain number of very effective establishments provide us with an answer in ten to twelve days, while others, less well organized, are rather close to the twenty-five to thirty days,” notes Olivier Lendrevie, the president of CAFPI.

Principle agreement and formal offer

Deadlines confirmed by Cécile Roquelaure, Director of borrowed studies: “Some complex files may require up to two months of delay, because banks have them validated by their risk committee.”

Customers addressing their bank directly can generally obtain an agreement in principle in forty-eight hours, but it is then necessary to wait several weeks to receive the formal offer. “We have set up, in September 2021, a new route to reduce the periods of investigation of the 40 %file, or thirty-five days between the customer’s request and the provision of the offer”, assures BNP Paribas.

Another factor to be taken into account, the files are longer to process summer or during the holiday season due to staff leave in banks. “The support services are sometimes congested and the telework does not help anything, because some operations cannot be carried out remotely for security reasons,” adds Ludovic Huzieux, co -founder of Artémis brokerage.

Then count between twenty-four and forty-eight hours to formally obtain the credit offer by the bank retained by the customer. It’s time to breathe: the establishment is engaged and can no longer backtrack. “Our [broker] work is not just about finding funding for the customer. We also ensure the follow-up of the file with the bank by going for the opening of the account”, specifies Sandrine Allonier, director of the studies of youfinance.
