In 2022, new constraints will be fixed to investors who wish to transform sites into tourist furnished places. In the longer term, the city is considering quotas in tense neighborhoods.

Goal ? That the operation is no longer profitable, or that it brings square meters of housing in the neighborhoods that are missing.
Second measure adopted in Paris Council: The businesses on the ground floor can no longer be transformed into a furnished tourist without permission. So far, a change of destination was sufficient, thanks to a simple statement in town hall. So that, according to the town hall, 59,000 square meters of commercial surfaces have been transformed into furnished tourism since 2015, including more than a third in the center of Paris. A phenomenon that has accelerated in recent months and accompanying the erosion of local shops in some neighborhoods of the capital. A commission will be responsible for granting these authorizations according to criteria such as the density of furnished tourism, hotel rooms and shops in the sector.

The rules do not change for Parisian individuals wishing to rent their principal residence, after a request for registration in town hall and up to 120 rental days per year. “We want to accept the casual and refuse professional rental, which deprive us of surfaces to accommodate the Parisians”, summarizes Ian Brossat.
